Md. Geys Uddin’s residence in Pirojpur is proof of what happens when you get it right. The Challenge — Scale, Flow, and Cohesion Across Two Floors

A duplex at 5,000 sft gives you generous space. But generous space without a clear design strategy becomes a burden — too much furniture, disconnected rooms, and finishes that clash between floors.

The client’s brief was straightforward: a home that works for a large family, that feels coordinated from the first room to the last, and that is built to last — not just built to look good in photographs.

Our team approached this as a single design exercise, not a floor-by-floor assignment. Every material choice, colour decision, and spatial arrangement was made with the full 5,000 sft in mind.

Design Approach — Two Floors, One Vision

Ground Floor — Social and Family Spaces

The ground floor handles everything public and semi-public. Living areas, dining, family gathering zones, and entrance spaces all sit here. We designed these with a clear spatial hierarchy — the formal areas carry a structured, polished tone while the family zones are warmer and more relaxed.

Internal flow between these spaces was a priority. You move from entrance to living to dining without awkward transitions or bottlenecks. Ceiling treatments and flooring continue across zones to create visual continuity rather than room-by-room isolation.

Upper Floor — Private and Rest Spaces

The upper floor is entirely private. Bedrooms, dressing areas, and bathrooms are laid out to maximise privacy between family members while maintaining the same design language established on the ground floor.

The master bedroom anchors the upper floor — larger in footprint, quieter in tone, with materials and lighting chosen to create calm rather than statement. Supporting bedrooms follow the same logic: well-planned, comfortable, and designed around how people actually use the space.

Staircase — The Spine of a Duplex

In a duplex, the staircase is not just a means of getting between floors. It is the visual spine of the home — what you see when you enter, what connects every floor spatially, and what sets the tone for the upper level before you arrive.

This project’s staircase was designed with that responsibility in mind. Clean lines, appropriate scale for a 5,000 sft home, and detailing that feels intentional rather than standard.

Fit-Out Quality — Materials Built to Last

At 5,000 sft, the volume of materials used is significant. This is where shortcuts become very visible — inconsistent tile work, furniture that doesn’t scale properly, joinery that looks fine up close but poor from a distance.

We sourced and specified materials appropriate to the scale of this project. Everything from flooring to false ceiling to wardrobes and kitchen cabinetry was selected and fitted as part of a coordinated whole.
