Light and airflow. Many Uttara buildings have larger windows and open living-dining layouts than older Dhaka apartments — genuine design opportunities, but summer heat gain needs the right window treatment, and open floor plans need deliberate zoning so they don’t feel empty.
Noise. Uttara’s busier sectors, especially near schools and shopping centers, mean acoustic planning matters more than most homeowners expect. Rugs, upholstered furniture, and acoustic ceiling treatment reduce both echo and street noise.
